Coastal construction on the Bodrum Peninsula is tightly regulated, and the branded compounds — Mandarin Oriental, Six Senses — were master-planned with a fixed number of villas. New supply at this level does not arrive; it only changes hands. That is the whole case for front-row and seafront stock, and the reason the gap between prime and standard Bodrum product has kept widening.

The currency argument

Prime Bodrum is transacted and marketed in euros and dollars, while running costs, staff and maintenance are largely lira-denominated. What buying in Bodrum actually involves

No residency requirement, no language test, and a title deed in your own name. Here is the process, the journey, and the two questions we are asked most often.

01 — Process

From first viewing to title deed

  1. Shortlist & private viewingWe arrange viewings around your flight schedule, including airport transfer. Video walkthroughs first if you prefer.
  2. Reservation & legal checkAn independent lawyer verifies the title, checks for encumbrances and confirms the seller's authority. A reservation agreement holds the property.
  3. Official valuation reportA licensed SPK valuer produces the report required for the title transfer — and mandatory if you intend to apply for citizenship.
  4. Tax number & bank accountA Turkish tax number takes minutes; a local bank account is opened with your passport and tax number.
  5. Title transfer at the Land RegistryFunds transferred through the banking system, DASK earthquake insurance in place, and the tapu (title deed) is issued in your name — usually the same day.
  • Agency fee is 2% + VAT, charged separately to buyer and seller, as required by Turkish real estate regulation.

  • Kaplankaya is the closest to Milas–Bodrum airport; Bodrum town and Turgutreis sit south and west, with Türkbükü and Yalıkavak on the northern and western peninsula.
  • Seasonal charter capacity into BJV increases sharply between May and October.
  • Azerbaijani and Kazakhstani citizens do not require a visa for short stays in Türkiye — please confirm current rules before travel.
03 — Citizenship & residency

The $400,000 route

Türkiye grants citizenship to foreign nationals who acquire real estate with a minimum total value of USD 400,000, confirmed by an official valuation report, with a title deed annotation committing not to sell for three years. There is no residency or language requirement, eligible family members can be included, and Türkiye permits dual citizenship.

  • Approval typically follows within roughly 3–6 months of completing the purchase, assuming documentation is in order.
  • Six of the seven properties on this page sit comfortably above the threshold; the Turgutreis villa at €720,000 is close to it and can be combined with a second purchase.
  • Buyers not seeking citizenship can obtain a short-term residence permit as property owners.

04 — Income

If you want the asset to work

Two of these properties are built for income, in very different ways.

  • Six Senses Kaplankaya — the villa is furnished to the specification required by the resort's official rental programme, so it can be placed into managed short-let rotation without re-fitting. The operator handles guests, housekeeping and maintenance.
  • Yalıkavak seafront estate — twelve commercial units, a licenced-ready restaurant and bar, a private beach and full technical infrastructure, already running as a boutique aparthotel. An operating business rather than a holiday home.
  • Mandarin Oriental — primarily a private-use trophy asset; owners receive discounts across the resort's spa, gym, restaurants and clubs.

Buying guide

Luxury villas for sale in Bodrum

Private pool villas

A private pool is the baseline expectation in prime Bodrum, but the detail matters more than the checkbox. On the front-row Mandarin Oriental villa the pool was enlarged and completely rebuilt in 2026 and is set within 2,000 m² of landscaped grounds, so it is genuinely unoverlooked. At Six Senses Kaplankaya the pool sits directly off a double-height living room, with sliding glass walls that erase the line between inside and out. In Yalıkavak, the pool and sun terrace serve both the grand villa and the aparthotel guests — a different brief, and priced accordingly.

Sea view and seafront

Sea view and seafront are not interchangeable, and the price gap between them on the Bodrum Peninsula is substantial. Every property here has an Aegean or bay view; only the Yalıkavak Küdür estate has direct, usable shoreline with its own sandy beach and beach bistro. The Mandarin Oriental villa occupies a front-row plot with unobstructed vistas from three first-floor terraces and access to two compound beaches, one of them reserved for residence owners. The Kaplankaya villa offers sea views from every bedroom and direct garden access down to the resort's white-sand beaches.

Branded residences in Türkiye

Bodrum has become one of the Mediterranean's denser clusters of branded residences. Buying inside a Mandarin Oriental or Six Senses compound means buying a service standard as much as a building: 24/7 security, concierge, buggy transport, on-site technical support, managed landscaping and a resale market that has an internationally recognised name attached to it. It also means an annual service charge and house rules — we will walk you through both before you make an offer.

Who is buying, and what they buy

Buyers from Azerbaijan and Kazakhstan have become a visible part of the prime Bodrum market, typically looking for turnkey property they can use for a full season and hand over to a manager the rest of the year. In practice that pushes demand towards furnished villas in gated communities with a rental programme attached, rather than land or renovation projects. All seven properties here are move-in ready.

Yalıkavak is the marina address — superyachts, retail and restaurants, with Küdür offering a quieter seafront just outside the centre. Türkbükü is the north-coast bay where the international hotel brands clustered. Kaplankaya, technically in Milas, is the low-density wellness peninsula closest to the airport. Each attracts a different buyer, and each behaves differently on resale.

Can foreign nationals buy property in Türkiye?

Yes. Citizens of Azerbaijan, Kazakhstan and most other countries can buy freehold property in Türkiye in their own name, with the title deed (tapu) registered to them. A small number of military and strategic zones are restricted; none of the seven properties on this page are affected. There is no requirement to live in Türkiye or hold a residence permit in order to own property.

How much do I need to invest for Turkish citizenship?

The minimum is USD 400,000 in real estate, supported by an official valuation report, with a title deed annotation committing not to sell the property for three years. There is no residency or language requirement, eligible family members can be included in the application, and Türkiye allows dual citizenship. Approval typically follows within about three to six months of completing the purchase. Rules change — we will introduce you to an independent law firm to confirm your position before you commit.

What is the price range, and why are some properties “Price on Request”?

Four of the seven carry a published guide price: €720,000 for the sea-view villa in Turgutreis, €2,500,000 for the Türkbükü garden villa, and €2,750,000 each for the Six Senses Kaplankaya villa and the castle-view villa in Bodrum centre. The other three — the Mandarin Oriental front-row villa and both Yalıkavak estates — are sold discreetly at the owners' request, and price guidance is shared with qualified buyers after an initial conversation.

Do I have to travel to Türkiye to complete the purchase?

We strongly recommend viewing in person — we will arrange the schedule and transfers around your flights. That said, a purchase can be completed through a notarised power of attorney granted to your lawyer, which means the title transfer itself does not require a second trip.

What are the ongoing costs of owning a villa in Bodrum?

Annual property tax in Türkiye is low by European standards. The larger recurring items are the compound service charge inside branded developments such as Mandarin Oriental and Six Senses, utilities, pool and garden maintenance, insurance, and property management if you are not resident. For the Yalıkavak Küdür estate, the cost base is that of an operating hospitality business rather than a private home; the Turgutreis villa sits at the other end of the range, inside a modest gated complex. Can I rent the villa out when I am not using it?

Yes. The Six Senses Kaplankaya villa is furnished to the standard required by the resort's official rental programme, so it can enter managed rotation without refitting. The Yalıkavak Küdür estate is already operating as a boutique aparthotel with twelve rentable units, a restaurant and a private beach. Short-term rental in Türkiye requires a permit under current legislation — we will explain the requirements and the operator's terms for the specific property you are considering.

How do I get from Baku or Almaty to Bodrum?

Baku to Istanbul is roughly two hours and fifty minutes direct; Almaty to Istanbul is roughly six hours. From Istanbul, Milas–Bodrum airport (BJV) is about an hour and fifteen minutes with frequent daily departures, and the peninsula is 20 to 50 minutes by road from the terminal depending on the bay. Seasonal charter capacity into BJV increases significantly between May and October.

What is EVBodrum's fee?

In accordance with the Turkish Regulation on Real Estate Trade, a service fee of 2% + VAT is charged separately to both the buyer and the seller on all sales transactions. There are no hidden commissions, and we set out every cost in writing before you reserve a property.
