Private pool villas
A private pool is the baseline expectation in prime Bodrum, but the detail matters more than the
checkbox. On the front-row Mandarin Oriental villa the pool was enlarged and completely rebuilt in 2026
and is set within 2,000 m² of landscaped grounds, so it is genuinely unoverlooked. At Six Senses
Kaplankaya the pool sits directly off a double-height living room, with sliding glass walls that erase
the line between inside and out. In Yalıkavak, the pool and sun terrace serve both the grand villa and
the aparthotel guests — a different brief, and priced accordingly.
Sea view and seafront
Sea view and seafront are not interchangeable, and the price gap between
them on the Bodrum Peninsula is substantial. Every property here has an Aegean or bay view; only the Yalıkavak Küdür
estate has direct, usable shoreline with its own sandy beach and beach bistro. The Mandarin Oriental villa
occupies a front-row plot with unobstructed vistas from three first-floor terraces and access to two
compound beaches, one of them reserved for residence owners. The Kaplankaya villa offers sea views from
every bedroom and direct garden access down to the resort's white-sand beaches.
Branded residences in Türkiye
Bodrum has become one of the Mediterranean's denser clusters of branded residences.

Who is buying, and what they buy
Buyers from Azerbaijan and Kazakhstan have become a visible part of the prime Bodrum market, typically
looking for turnkey property they can use for a full season and hand over to a manager the rest of the
year. In practice that pushes demand towards furnished villas in gated communities with
a rental programme attached, rather than land or renovation projects. All seven properties here are
move-in ready.
Yalıkavak, Türkbükü and Kaplankaya
Yalıkavak is the marina address — superyachts, retail and restaurants, with Küdür offering a quieter
seafront just outside the centre. Türkbükü is the north-coast bay where the international hotel brands
clustered. Kaplankaya, technically in Milas, is the low-density wellness peninsula closest to the airport.
Each attracts a different buyer, and each behaves differently on resale.
Costs beyond the purchase price
Budget for the title deed transfer fee, the SPK valuation report, mandatory DASK earthquake insurance,
legal fees, and the agency service fee of 2% + VAT, which Turkish regulation requires be
