Tax No. & Bank Account

A Turkish tax number is obtained and a local bank account is opened. This is mandatory for the title transfer and utility setup, and can be done on your behalf via POA.

Title Deed (TAPU)

Restrictions apply only in military and strategic security zones, and no single person may acquire more than 30 hectares of land nationwide. The vast majority of the Bodrum peninsula is fully open to foreign ownership.
How long does the title deed (TAPU) process take?
When documents are complete, the title deed transfer is usually finished within 1 to 4 weeks. The mandatory SPK appraisal report for foreign buyers takes 2–5 business days. In areas requiring a military authority check, the process may take a few weeks longer.
What taxes and costs apply when buying?
Main items: 4% title deed transfer tax, VAT (1%–20% on residential; exemptible for foreigners under certain conditions), revolving fund fee, appraisal report and, optionally, ~1% legal/advisory fee. Mandatory DASK earthquake insurance also applies.
