Front-Row Private Villa at The Residences at Mandarin Oriental, Bodrum
The Residences sit inside Mandarin Oriental, Bodrum at Cennet Koyu — Paradise Bay — on the northern coast of the peninsula, five minutes from Göltürkbükü. The hotel opened in July 2014; the residences around it are privately owned and their owners use the resort. We currently list one villa for sale: the largest villa type in the project, front row, fully renovated in 2026. Price on request.
Mandarin Oriental chose a sheltered, north-facing bay with two private sandy beaches and built low along the shoreline: 109 rooms, suites, villas and apartments in stone-faced buildings, each with its own garden or terrace and a sea view, and 35 villas among them. It opened in July 2014 and quickly became the reference point for the top of Bodrum’s market. Göltürkbükü — the beach clubs, the restaurants, the marina — is a five-minute drive.

Owners have access to two private beaches, one of them reserved for residents only, the other shared with hotel guests. They receive owner discounts at the resort’s spa, gym, restaurants and clubs, and use the tennis and padel courts and the walking trails. The estate runs 24/7 security, a concierge, buggy transport, covered parking and on-site technical support.
A V3 villa — the largest type in the project — on an isolated front-row plot at the most prestigious point of the estate, with an unbroken view of the bay. It went through a comprehensive, top-grade renovation in 2026 and is ready to move into.
700 m² of covered living space: a large salon with two separate sitting areas, a fireplace, an enclosed dining room and a study corner; a master suite with dressing room, full bathroom and a large private terrace; a VIP guest suite with its own dressing room, bathroom and terrace; two further en-suite guest rooms; and a fifth room that works as a guest bedroom or integrated staff room. A professional kitchen with a staff dining area, a separate laundry and an enclosed store. Fully integrated air conditioning, underfloor heating in every bathroom.

Outside, a 2,000 m² landscaped garden gives complete privacy. The private pool was rebuilt and enlarged in 2026, with a partly shaded terrace for poolside dining and seating. Three private terraces on the first floor look straight out over the bay, and a separate outbuilding of about 40 m² serves as staff accommodation or storage.

An honest note: our portfolio currently holds a villa for sale here, not a rental. Seasonal lets at the Residences do come up, usually through owners we know; if you are looking to rent for a summer, write to us with your dates and we will tell you what is realistic. Our current rental selection across Bodrum is on the villas for rent page.
For the bay itself — where to eat, the beach clubs, what the neighbourhoods are like — read the Türkbükü guide. Other villas in the bay are on the Türkbükü villas for sale page.
