Buying a villa in Yalıkavak

Yalıkavak sits at the north-western tip of the Bodrum peninsula and was, for most of its history, a sponge-diving village. Palmarina turned it into the peninsula’s most valuable address — but the bay is far more than its marina. Ten minutes from the centre you will find stone houses among olive groves, hillside estates commanding the gulf, waterfront homes with private jetties, and compact villas with pools inside gated communities.

That range means a villa for sale in Yalıkavak does not describe one thing. Some buyers want to walk to the marina, some want front-row sea access, others want a valley away from the crowds. So below we set out where prices sit first, then break the bay down village by village.

Prices and what the portfolio holds

We currently hold 18 villas for sale here, ranging from €570,000 to €9,550,000. That is an unusually wide span for a single bay in Bodrum, and the reason is the bay’s own diversity. Compact detached houses near the centre sit at the lower end; waterfront properties and architect-designed stone estates at the top.

Configuration is far more consistent: fifteen of the eighteen listings have 4–7 bedrooms, with a median of five. Only four are waterfront or come with a private beach or jetty. On three listings the price is withheld at the owner’s request.

An honest assessment: what you will not find in Yalıkavak

Waterfront land has effectively run out. Around Küdür and Tilkicik Bay there are still waterfront properties, some with private beaches or jetties — but no new land of that quality is being created. Only four of our 18 villas fall into this description. Properties in this segment often change hands before they are listed, so telling us what you are looking for in advance is a real advantage.

There is no cheap option in the centre. Land supply around Palmarina is tight, which makes it the bay’s most valuable stretch. If your budget forces a choice between the centre and inland, distance from the centre is usually the reason a listing sits at the lower end of the range — a property’s distance from the marina is the single strongest driver of value in Yalıkavak.

Rental income is not year-round. Renting in Yalıkavak is concentrated in the summer season. Properties near the marina and with sea views perform strongly during it, but steady twelve-month rental income is not the right assumption for an investor here.

What sets Yalıkavak apart from the rest of the peninsula

Palmarina. With 620 berths and infrastructure for superyachts up to 140 metres, it is one of the Mediterranean’s select harbours. A property’s distance from the marina is the single strongest driver of value in Yalıkavak.

The comparison. Saint-Tropez’s luxury residential market ran between €15m and €30m through 2025, and a recent sale in Les Parcs de Saint-Tropez reached €54m. Yalıkavak offers a comparable marina culture and clientele at values well below those levels — that gap is the main reason international buyers look here.

History. Leleg settlements dating to 2000 BC, the ancient rock tombs of Panarmus and the preserved stone architecture of Sandima give the area a depth you will not find in the Mediterranean’s newer marina towns.

Access. Milas-Bodrum Airport is a 2–3 hour direct flight from major European cities; Yalıkavak is roughly 45 minutes from the airport.

Which village suits you?

Centre and Palmarina — Walking distance to the marina, restaurants and beach clubs. Town-concept new villas and modern detached homes with pools concentrate here. Land supply is tight, which makes this the bay’s most valuable stretch.

Cennetköy — Gated-community living with a private sand beach and jetty. Chosen for security, maintained common areas and direct beach access — particularly by families with children.

Küdür and Tilkicik Bay — The most sheltered parts of the bay. Waterfront properties, some with private beaches or jetties. New land of this quality has effectively run out.

Dirmil and Gökçebel — Close to the centre but a notch quieter. Sea views hold while garden space grows. Most of the newly completed architect-designed villas are here.

Burun Köyü and Sandima — Yalıkavak’s historic side. Restored stone houses and properties with guest quarters, among olive groves and Sandima’s preserved stone architecture.

Yalıkavak Bay hillsides — Estates commanding the gulf. Large plots, privacy and uninterrupted views; a few minutes’ drive from the centre.

Can foreigners buy a villa in Yalıkavak?

Yes. Foreign nationals can buy property in Türkiye with full freehold title (tapu). Yalıkavak is not within a military restricted zone; the transfer is handled at the land registry and you do not need to be in Türkiye — it can be completed by power of attorney.

Once the property is chosen and the price agreed, the title transfer typically completes within 2–6 weeks. The main determinants are the valuation report, obtaining a tax number and bank account, and — for foreign buyers — the military clearance check.

Yalıkavak or Türkbükü?

Yalıkavak is marina-driven, livelier year-round and more liquid on resale. Türkbükü is quieter and more private, centred on bay life, and has effectively no yearly rental market. If proximity to the marina and ease of resale matter most, Yalıkavak; if quiet and privacy come first, Türkbükü.
