Türkbükü Villas for Sale

Türkbükü is one of Bodrum’s bays dominated by second homes and seasonal use. Villas in our portfolio range from €1,250,000 to €3,850,000, typically 4–6 bedrooms. Below we assess the area from a purchase-decision standpoint: who buys here, where prices sit and — more importantly — who Türkbükü is not right for.

Who buys in Türkbükü?

The buyer profile differs noticeably from Bodrum’s other bays. The dominant group is Turkish-origin finance professionals and independent financiers living in the United States and Europe. The second group is boat owners: the shape of the bay and its mooring options make Türkbükü a natural base for anyone who spends time on the water.

This profile shapes buying behaviour. Purchases are usually made for a specific part of the year, detached houses are preferred, and access for a boat often outweighs square metres.

Prices: sales and seasonal rentals

On the sales side the range runs from €1,250,000 to €3,850,000. A typical listing has 4–6 bedrooms, a private pool and is within walking distance of the sea; seafront positions and gated developments cluster at the top of the range.

Seasonal rentals for large houses run €15,000 to €25,000 per month, for the summer season.

An honest assessment: who Türkbükü does not suit

There is effectively no yearly rental market in Türkbükü, which is why we do not quote an annual band. The reason is straightforward: among people who want to live in Bodrum through both summer and winter, Türkbükü ranks near the bottom of preferred locations. The bay is chosen for seasonal use, not permanent residence. If you plan to live in Bodrum twelve months a year, we would point you to other bays.

The second point is traffic. The roads are narrow, and on summer evenings congestion around dinner time is pronounced. Factoring this in when choosing a position — particularly when deciding between the shoreline and the inland slopes — has a direct effect on satisfaction.

The area’s standout advantage: beach access

Contrary to common belief, Türkbükü is more open than its neighbouring bays when it comes to beach access. While swimming from an independent beach is difficult in Hebil or Gölköy, roughly one third of the Türkbükü shoreline consists of public beaches. For anyone who wants to swim without a beach-club membership or hotel access, this is a decisive difference.

Which neighbourhood suits you?

Hebil — Made up of summer estates and cooperatives; the liveliest part of the area in summer. Suited to families who want on-site facilities and a sense of neighbourhood.

Central Türkbükü — The most liveable part of the area in winter, and where boat owners and buyers who prefer detached houses concentrate.

Gölköy — Markedly quieter, appealing to an older demographic. The right address if quiet is your priority.
